2025 Real Estate Market Recap: A Year of Adjustment Across Our Local Communities

The 2025 real estate market across Wilmot Township, Wellesley/Woolwich, Perth East/Shakespeare, East Zorra-Tavistock, and Blandford-Blenheim reflected a year of recalibration. Following several years of rapid change, the market settled into a more balanced rhythm—one defined by increased inventory, steadier pricing, and more thoughtful decision-making from both buyers and sellers.

Average sale prices across the region remained resilient throughout the year, highlighting the ongoing desirability of rural and small-town living. Wilmot Township with a yearly average sale price of $851,892, while Wellesley/Woolwich led the group at $911,678, reinforcing strong demand for homes that offer space, community, and access to nearby urban centres. Perth followed at Blandford-Blenheim at $786,665 East/Shakespeare  at $733,400, and East Zorra-Tavistock at $709,267, demonstrating healthy price stability across residential real estate. Note these numbers don’t reflect or include agricultural real estate patterns.

One of the most notable shifts in 2025 was the rise in new listings compared to completed sales. In every area, new listings outpaced sales, signalling a clear increase in inventory. Wellesley/Woolwich and Wilmot Township saw particularly strong listing activity, giving buyers more choice than they’ve had in recent years. This shift eased the intense competition seen in previous markets and allowed buyers to move forward with greater confidence and fewer pressure-driven decisions.

With more homes available, average days on market increased, reflecting a return to a more traditional selling environment. Properties no longer sold instantly, and successful sales were increasingly tied to strategic pricing, strong presentation, and realistic expectations. Average days on market ranged from approximately 19 to 40 days, depending on the community, detailing the importance of preparation and professional guidance when listing a home.

For sellers, 2025 was a year that rewarded those who adapted. While well-priced, move-in-ready homes continued to perform strongly, over-priced or poorly presented properties often required multiple price adjustments and longer marketing timelines. Buyers, on the other hand, benefited from improved negotiating power, more conditional offers, and the ability to explore options without the urgency that once defined the market.

Overall, 2025 marked a more balanced real estate landscape across our local communities than previous years. The market moved away from extremes and toward sustainability, creating opportunities for buyers to enter thoughtfully and for sellers to succeed with the right strategy.
